SUSTAINABLE MIXED USE COMMUNITY + GUIDELINES

The overall concept for Four Farms is to create a richly diverse community that reflects the values of Suffolk and Tidewater Virginia and takes full advantage of the great natural resources the land has to offer.

The design of the Four Farms neighborhoods was modeled after the older, traditional neighborhoods in Suffolk such as Hall Place, College Court and Lakeside. These were planned with an emphasis on the pedestrian, the public realm, the streetscape and a sense of place. Four Farms will be no different and over time will become another distinguishable neighborhood in downtown Suffolk and a model for others to follow. The architecture and street character of Four Farms is what will make it seem familiar to Suffolk and essentially another neighborhood within the overall township. However, it's the unique natural features of the land such as the existing lakes, tree lines and hedgerows, vistas, wetlands that will give it a separate identity and regional sense of place.

The plan for Four Farms include the following:
• a mix of uses including retail, offices, variety of housing types, civic, and open space
• preservation of the White Marsh Road character
•a grand central park accessible for everyone
• preservation of the Chesapeake Bay Resource Protection Area and significant wetlands
• a significant number of parks and green spaces, including the central park, numerous neighborhood pocket parks and at least two amenity centers
• a village center with shops, restaurants, offices, live/work units, and a village park
• a neighborhood center with retail and a center park
• a variety of diverse neighborhoods
